This website, toberteammarketing.com, and the mortgage worksheets on it are published by The Jon Tober Team at CrossCountry Mortgage, LLC (“we,” “us,” “our”). By visiting the site or using any worksheet, you agree to these Terms of Use. If you do not agree, please do not use the site.

1. What you may do

You are welcome to use this site and every worksheet on it, free of charge, to understand your own situation. That includes running as many scenarios as you like, printing or saving your results, copying your own numbers, and sharing your results with your family, your real estate agent, your financial adviser, or anyone else helping you with your move.

Real estate professionals are welcome to link to these tools and to walk clients through them.

2. What belongs to us

The worksheets on this site — including Real Rate Reveal™, the Move Smart™ series (Equity Advance, Contingency Unlock, Trade Up Program, Move Once Program, Cash Advantage Offer and DTI Shield), and Rate Keeper™ — together with their calculation methods, program logic, eligibility rules, scoring, thresholds, wording, layout, design, graphics and source code, are our proprietary property and are protected by copyright, trademark and trade secret law.

Your results belong to you. The machinery that produced them does not.

3. What you may not do

Without our prior written permission, you may not:

• Copy or reproduce any worksheet, page, calculation method, program description, disclaimer or design element, in whole or in part.
• Rehost or redistribute any part of this site on another domain, in another application, in a document, or in any other medium.
• Scrape or harvest the site or its calculation endpoints by automated means, including crawlers, bots, headless browsers, scripted requests, or artificial-intelligence training or ingestion systems.
• Reverse engineer the worksheets, including decompiling, de-obfuscating, disassembling, probing the calculation endpoints to infer our rules, or otherwise attempting to reconstruct the formulas, assumptions, thresholds or program logic behind a result.
• Frame or embed any page or worksheet in another site, application or window, whether by iframe, inline frame, object, portal or any similar technique.
• Reuse commercially — including using any worksheet, its output, its wording or its methodology to market, originate, price or support mortgage, real estate or financial services, whether for yourself, an employer or a client.
• Remove, obscure or alter any copyright notice, ownership fingerprint, licensing disclosure, trademark symbol or attribution.
• Interfere with the site or its endpoints, including circumventing rate limits or access controls, or placing an unreasonable load on them.

Each worksheet carries embedded ownership fingerprints. They are there so that a copy found elsewhere can be traced back to this site.

4. Your results are estimates

Every figure produced by a worksheet is an illustration based on the numbers you enter and on general assumptions that can change. It is not an offer, a quote, a rate lock, a pre-approval, a commitment to lend, or a promise of eligibility for any program. Actual figures depend on underwriting, credit approval, income and asset verification, property review, appraisal, title, taxes, insurance, and the terms available at the time you apply. Tax and investment illustrations are not tax or investment advice — please speak with your own tax adviser or financial professional.

5. Trademarks

Real Rate Reveal™, Move Smart™ and Rate Keeper™, together with the program names used within them, are trademarks of The Jon Tober Team. Nothing on this site grants you a licence to use them. CrossCountry Mortgage and its logos are the property of CrossCountry Mortgage, LLC.

6. Links to other sites

Some pages link to scheduling and loan application services operated by others, including Calendly and the CrossCountry Mortgage application portal. Those services have their own terms and privacy practices, and we are not responsible for them.

7. What we do with what you enter

Worksheet figures you enter are sent to our calculation service in order to compute and return your results. We do not ask for your Social Security number, account numbers or other sensitive personal identifiers in any worksheet — please do not enter them. If you contact us through a form, by email or by phone, we use what you send to respond to you.

8. Enforcement

We may block access, remove content, and pursue any remedy available to us, including takedown notices and legal action, in response to a breach of these terms. If you believe content of yours has been used here in error, contact us and we will look into it promptly.

9. No warranty; limitation of liability

The site and its worksheets are provided “as is,” without warranties of any kind, to the fullest extent permitted by law. To the fullest extent permitted by law, we are not liable for any indirect, incidental or consequential loss arising from your use of the site or reliance on any figure it produces.

10. Changes

We may update these terms as our tools and programs change. The date at the top shows when this page was last revised, and continued use of the site means you accept the version then posted.

11. Governing law

These terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws rules.
